The “Biographi Living” project “Daira” is located in one of the oldest districts of the city, Ortachala.

Our goal was to create a residential project that would be both functional and aesthetically distinctive at the same time.
In order for the building not to stand like a curtain blocking the surroundings, it was set back from the street line toward the center of the site, deeper into the plot, while the pedestal façade follows the street development line. At the same time, the public space was expanded and became people-oriented.

The “Daira” project consists of two main parts: a pedestal and a high-rise residential block. Each of them is separated by a low technical floor. This separating floor also has a functional purpose, as various types of technical equipment are placed in it.
Functionally, the building is divided as follows: commercial spaces are located on the ground floor, which will be easily accessible to the public. Along the street, between the residential section and the commercial spaces, there are open parking levels, as well as an additional underground parking facility, which has its entrance from a side street.

Volume:
Instead of a corridor system, we applied a core concept in the building, allowing city views from all sides on the upper floors. The residential part consists of modular blocks that alternate across the floors, creating a dynamic form.
The aluminum shading system used on the façade is designed in various colors, creating a gradation effect; the colors gradually lighten from bottom to top, visually lightening the building and making it architecturally dynamic.

Materials:
The building meets all energy-efficiency standards and is also designed to accommodate people with disabilities. The façades are insulated and clad with high-quality fiber cement panels, distinguished by their durability and resistance to weather conditions.

Conclusion:
The “Daira” project — through carefully selected materials and distinctive architecture — creates a contemporary space that brings new life to the historic environment of Ortachala.
