The project site is located in the historic district of Tbilisi, Avlabari, on the site of the former gendarmerie building, at the intersection of Abdushelishvili and Lomouri Streets.

The proposed building becomes an interesting and significant element of its surroundings. It is bordered to the southwest by the existing Palace of Ceremonies, while to the northeast it opens up a view toward the Holy Trinity Cathedral (Sameba).

The building is five stories high, consisting of four upper residential floors and a ground-floor commercial space. Access to the underground parking is provided via a ramp from Abdushelishvili Street, which is facilitated by the existing slope of the road. The top floor is recessed on all sides, reducing the perceived height of the building. The structure encloses the intersection of the two streets, creating an accentuated corner architecture expressed through a composition of cantilevered glazed forms.

Due to its overall form, the building creates an intimate inner courtyard, which is connected to Lomouri Street through a passageway formed by a through-arch within the building. The entrance to the residential lobby is also accessed from this location.

The architecture is characterized by rhythmic articulation, visible in the alternation of solid walls and openings. In certain sections, this rhythm is intentionally disrupted by cantilevered balcony slabs with glass railings. The building maintains a contextual and background character within the existing environment, taking into account the aforementioned dominant landmark structures.

Brick, a material characteristic of the district, is used as the primary façade finish. The ground floor is clad in natural gray stone tiles, with aluminum composite panel inserts incorporated into the design.

The building has a reinforced concrete structural system, with block infill walls. Thermal insulation is provided using façade stone wool of appropriate density, along with a wind barrier.
